I. Requirements

Insured is engaged in the operation of

A. Destination Resorts
B. Master Planned community association
C. Resort Hotels with multiple leisure and recreation activities
D. Interval Ownership/Timeshare Operations
E. Sportsmen's Lodges
F. Boutique Hotels
G. Large Scale Recreational Planned Communities
H. Destination Spa Hotels

This shall not include accounts that are strictly Motels, Urban Hotels, Country Clubs or Camps and Beachfront Hotel Only. If the above are incidental to the overall account, coverage will be considered.

No DIC Property Wind Coverage available in Florida. Casualty coverage is available without geographical restrictions on a monoline basis.

II. Criteria

General:

  • Coverage can be written either on a monoline or package basis but the underlying General Liability policy must be written if Umbrella/Excess is provided.
  • Automobile coverage can only be written in conjunction with the Package policy.
  • Flood & Earthquake - Must meet certain underwriting guidelines.
  • Umbrella - Must be in excess of a New Hampshire Insurance Company or affiliated company.

III. Operations/Exposures

Swimming Pools:

  • Fenced pools
  • Water quality program conforming with health standards
  • Proper signage
  • Well lit
  • Life saving equipment in place
  • On duty lifeguard or regular security checks
  • Not to exceed a three meter diving board
  • Proper chemical handling and storage procedures - fully trained maintenance staff
  • Ongoing preventative maintenance program

Security/Police:

  • Minimal background check - standards
  • Formal training program
  • Written policies and procedures
  • Formal weapons qualification process
  • Hiring standards - must have prior law enforcement expertise
  • Security personnel are given annual performance evaluations

Restaurants/Lounges:

  • Proper hood ventilation/fire suppression system
  • Maintenance and monitoring of refrigeration systems
  • Formal food handling policy consistent with state regulated health standards
  • Bartenders are property certified and/or trained
  • Controlled access members and members guests only
  • Written inventory and cash control procedures in place

Golf Course:

  • Written maintenance policy in place
  • Proper storage of chemicals in conformance with EPA and other appropriate standards
  • Maintenance staff is certified and/or trained in chemical and fertilizer application procedures
  • Golf cart storage is in compliance with standards concerning electrical grounding, ventilation and disposal of batteries
  • Written emergency response policy
  • Driving range properly marked and protected

Streets and Roads:

  • Comply with uniform traffic control device standards
  • Ongoing maintenance schedule
  • Proper speed controls

Marinas:

  • Properly lit
  • Adequate railing on ingress and egress
  • Written emergency plans, i.e. fuel spills
  • Life saving devices available
  • Controlled access and usage
  • Ongoing maintenance program
  • Written age policy concerning leased or rented watercraft
  • No jet skis

Lakes:

  • Controlled access and usage - owners and owners guests
  • Dams must be inspected and/or certified and a copy of inspection report provided
  • Designated swimming areas
  • Beach areas on a maintenance program
  • Proper signage and lighting
  • Written policies in place

Equestrian:

  • No veterinarian services
  • No horse breeding
  • Written procedures and policies in place
  • Pre-ride orientation prior to trail rides
  • Guided trail - rides only
  • Tack and other equipment on a regular maintenance program
  • Proper certificates of insurance for sub-contracted operation - minimum $1,000,000 limits required
  • Properly maintained trails - regular maintenance program in place
  • Proper signage and lighting in stable areas
  • On-going training program for trail guides
